Looking to buy a home in Amsterdam? We know what to look out for, we’ll give you independent advice and make sure it all goes to plan. There’s quite a lot involved in the purchase process, our guide below will give you an idea

We’ll identify your needs together: Do you fancy living in De Pijp, Amsterdam Zuid or in Noord? Is this your first home? How big do you need your house to be? What do you want from your neighbourhood? We’ll give you our advice and send you all the listings that meet your requirements as soon as they appear on the market. Then we’ll meet up to view the houses you’ve told us you want to see.

Found your ideal home? Excellent! We’ll review all the bits you can’t see like the structural condition of the building, the legalities and any local zoning plans. Most importantly, we’ll also check the actual sales value to make sure that the sale price corresponds to its real value.

Once we’ve completed our thorough investigation, gone over the results with you and you are certain you want to proceed, we’ll place a bid on your behalf and hopefully the negotiation can begin. Naturally we want the best possible outcome to these negotiations, in which case it’s no longer just about the price, the conditions and handover date will play equally important parts.

The next step is the signing of the purchase agreement by both buyer and seller which is always overseen by a notary appointed by the buyer. We’ll check whether all conditions have been properly included and guide you through the signing process, after which comes the the statutory three-day cooling-off period that always applies to the buyer.

Once the deed of purchase has been signed, you can go ahead and arrange your financing (if necessary), usually in the form of a mortgage and with or without a contribution of your own. You’ll only be able to secure a a mortgage if you have an independent appraisal of your newly purchased home. Doeksenklein isn’t an independent party in the purchase so we can’t help with this part - but we can link you to a suitable appraiser in our network.

Once all the paperwork is complete and all conditions have been met, the property can be transferred into your name. We’ll be there to carry out a joint inspection on the day of delivery and then accompany you to the notary where the transfer of ownership takes place with the signing of the deed of delivery. Then it's finally time to open that bottle of champagne!
