Once you have decided to sell your property, contact us to arrange a viewing. We’ll create a sales plan for you and give you a free assessment that includes a realizable sale value and our advice for setting the right asking price. If this inital meeting goes well and our expectations match, you can retain us as your estate agent. Here’s our step-by-step guide to how we’ll help you sell your home

Our first step will be to have the square meterage of the entire property measured according to NEN standards. We’ll collect all relevant data about the house and have professional photos taken - making sure that your property is presented to potential buyers looking its very best.

Our main focus will be the online visibility of your home. We’ll design your listing by combining digital blueprints, photos and wecloming promotional text in English and Dutch. It will be posted on our own website, Funda (as an NVM brokerage firm we are prominent on Funda), Facebook, Instagram and all other channels within our network. You can decide whether you want a ‘for sale’ sign for your property.

We’ll arrange and schedule all viewings for interested parties. We’re always flexible with our time and we’ll create a relaxed atmosphere for your potential buyers. We’ll attend all the viewings in person and you can be sure that we will deal with visitors to your home professionally. We will, of course, provide you with a comprehensive report after each session.

Because no two sales are the same, we’ll work with you to determine the sales strategy depending on the progress of the bids. We will undertake the negotiations on your behalf, either one-to-one with an interested party or by organizing a bidding process. Our goal is always to sell your property as quickly as possible, securing the best possible conditions and price for you. Once these have been agreed with a buyer, we will check the deed of sale and arrange an appointment with the buyer’s chosen notary for the signing of the purchase agreement.

In the time between signing the purchase agreement and the handover of the property, we’ll ensure that your buyer meets their contractual obligations. They have a statutory three-day cooling-off period, after which they will be required to pay a 10% deposit on an agreed date. Once all the documents have been signed and conditions met, we’ll be there to carry out a joint inspection on the day of delivery and then accompany you to the notary where the transfer of ownership takes place with the signing of the deed of delivery. We’ll continue to be available to answer any questions or provide aftercare advice.
